Before Hiring a Contractor

1)  Research your project before contacting contractors
2)  Get at least 3 quotations
3)  Check on contractor with the CSLB and Better Business Bureau
4)  Compare bids, is one bid extremely low or out of line?
5)  Get references, follow up by e-mail (if possible)
6)  Ask about construction permits
      a) Who files
      b) Who arranges for inspections (get in writing)
7)  Obtain a copy of their home improvement contract
       Does it meet the guidelines of the CSLB?

8)  Obtain Insurance information:
        a) Liability, Errors & Omissions, and Workman's Comp
        b) Get policy numbers and expiration dates
        c) Verify with carriers
9)  Get listing of sub-contactors and required insurance information for subs
10) Obtain proper lien releases from all contractors and suppliers
Working with the Contractor

1)   Get a schedule of work (what, when, how, how long)
2)   Establish work hours
3)   Establish means for follow up and changes
      (who, how, when -in writing if change order)
4)   Determine area of home which will be accessed
       a) Do a walk through with contractor
       b) Verify set up: drop cloths, cover furniture, etc.
5)   Clear access areas for attic, crawl space, breaker box
6)   Ask when power or services will be off
7)   Remove small breakables/valuable items from home
8)   Keep children away from workers and work areas
9)   Be sure to have an adult present at all times
10) When work is complete, do a final walk through

We know it is difficult to find and hire contractors.
